When to Replace Roofing?

So You’re Contemplating Replacing Your Roof?

We’re glad to hear you’re staying on top of your roof maintenance. Many people will wait until the roof itself is sagging, rotting, or in truly dangerous shape before calling us. This will often lead to a situation where there needs to be an entire roof replacement to ensure the house itself is not affected as well. Don’t let your roof reach this point. Below are some easy steps to take when looking out for signs of an aging roof which needs some maintenance or needs to be replaced.


Take a Look Inside the Attic

Take a peek inside the attic if you have readily available access to the space. Be on the lookout for beams of light (holes in your roof), any type of moldy odors, or even some sagging and swaying with the structure of the roof itself. This is often the first recommended step when it comes to diagnosing roofing issues.


Review Past Maintenance Records

Just as you would review a car’s maintenance records, a roof is no different. You’ll want to examine all of the historical maintenance and repair jobs done on your roof if you’re not the only homeowner. Sometimes, you may be able to find records which indicate neglected problem areas you were unaware of, even before purchasing the home itself. Additionally, you’ll want to look at the timeline of when the last roof was installed. If it was over 20 years ago, you may want to have a professional come out and examine your roof to ensure it’s stood the test of time.


Check Shingles for Damage or General Wear & Tear

Shingles should always lie flat on the roof's surface. This indicates a healthy roof which is in good shape, most of the time. However, if you notice your shingles are buckling, folding, or falling off; your roof more than likely needs some type of repair or replacement.


Ensure Your Flashing is Secure, Safe, & Sound

The flashing which is placed around vents, chimneys, and safety seals can be a good indicator of how old the roof actually is. If the flashing is made of roof cement or tar, you’ll want to upgrade to metal flashing to help ensure the security and soundness of your roof.


Look Out for Rot & Saggy Roof Line

Check for Moss, Mold, & Fungi
